1. How much does a build cost per square meter?
Our pricing covers the engineered timber superstructure the structural frame, insulation, and building envelope rather than a fully finished, move-in-ready home. During your initial proposal, we'll walk you through how this fits into a complete build budget alongside foundations, interiors, and finishes, so you have a clear, realistic total cost picture from the start.

2. What's included in the initial proposal?
The initial consultation includes preliminary Passive House design guidance and a visit to our show house so you can see the finished quality firsthand. From there, we prepare a detailed technical proposal choosing between a Basic, Standard, or full Passive House specification (200mm to 300mm insulation) developed in partnership with our manufacturing partner in Latvia. This proposal costs €500, of which €200 is refunded if you proceed with your project.

3. How long does a typical project take from signed contract to move-in?
For a typical 200m², 3–4 bedroom single-storey home, our current build timeline is around 9 months from signed contract to move-in thanks to precision off-site manufacturing and rapid on-site assembly.
4. How long do permits typically take?
Permit timelines vary by municipality, but in Mallorca the current average is around 2 years. This is one of the biggest hidden risks in building on the islands and exactly why having a team that manages the regulatory process from day one, rather than discovering delays midway through, makes such a difference to your overall timeline and budget.
5. Can you build on rural or protected land (suelo rústico)?
Yes, building on rustic (non-urban) land is possible, typically on plots of at least 14,500m². Fully protected land, however, does not permit new construction. We'll assess your specific plot's classification and constraints as part of your feasibility review before any design work begins.
10. What warranty or guarantee comes with the structure?
Our timber superstructure comes with a 10-year structural warranty, giving you long-term confidence in the quality and durability of your build.
6. Can I use my own architect, or must I use your partner architects?
You're welcome to work with your own architect. They need to be Spanish-speaking and experienced in local Balearic planning regulations and preferably have a working relationship with the Municipality within which your land is located. This is essential for a smooth permit process. If you'd prefer, we can also introduce you to a panel of vetted local Architects. and Project Managers. Either way, finding someone you trust and communicate well with matters just as much as their technical credentials.
7. What insulation/U-values do your wall systems achieve?
Our wall systems achieve U-values of 0.22 W/m²K with 300mm wall insulation, and 0.12 W/m²K with 400mm roof insulation both exceed Passive House performance standards, giving you a home that stays comfortable year-round with ultra low energy use.
8. What's your fire safety rating, and does it meet Spanish building code (CTE)?
Yes. Our construction fully complies with Spanish fire-resistance requirements under the CTE. Engineered timber chars predictably in a fire, forming a protective outer layer that helps preserve the structure's integrity a well-understood and tested property of mass timber systems.
9. Have you completed projects in the Balearics already?
Yes, we currently have two completed projects on the islands, with a third underway. We're happy to share more detail on these during a consultation, and we're building out a fuller portfolio as new projects complete.
